wants your home to look the best it can
for prospective buyers. The better your
home looks, the higher the sale price!
The first
three weeks that your house is on the
market are the most critical. This is
when you get the most attention. Holding
open houses are very important, and the
success of the open house depends on the
marketing and awareness brought to any
potential buyers. Julie lets "everyone
and their mother" know of any upcoming
open houses, including the prospective
buyers she represents, fellow RE/MAX
Realtors, Realtors from other firms in
the area, and even your neighbours!

Julie is able to
advertise your property immediately on her very
popular website,
YourBestFriendInRealEstate.ca, and on the
Real Estate Board so all agents who represent
buyers can see it. This immediacy is ideal
because it can take up to three business days
for your listing to become active on the
Multiple Listing Service. Julie also holds
realtor open houses to get the Realtors
motivated to talk to their buyers and Sell Your
House!
Julie has come up with a
list of tips to help you prepare your home so it
will sell faster and at the best price.
Selling Tips
Curb appeal
Curb appeal is
important as it drives your buyers'
interest in the home, and they want to
see more. Trimming the trees, cutting
the grass, shoveling the driveway and
adding some colourful flowers to you
garden, etc., will make potential buyers
feel welcome. There is no end to the
things you can do to add curb appeal to
your home.
Personal
Belongings
Remove any
personal belongings so potential buyers
can imagine themselves making your house
a home. This may involve removing family
pictures, collectibles, etc.
Clutter
Less is more!
Make sure every room in your house is
clutter-free. For example, the kitchen
counter tops should be clear of toaster
ovens, pots and pans, etc. and you
should remove magnets and other items
from your refrigerator. All rooms in the
house should be clean and well
organized, and potential buyers should
be able to walk around freely without
bumping into everything.
Touch Ups
It is a good
idea to touch up any paint spots,
scratches on floors, stains on carpets,
etc. so the buyer doesn't see your home
as a "fixer-upper".
Home Stager
Julie will bring
a home stager to stage your home if she
feels it will result in your house
selling faster and for a better price.
Not all homes need to be staged. You and
Julie will discuss it to determine if a
home stager will add value.
Cleanliness
This one is
pretty obvious, but it is critical to
keep your home neat and clean while you
are in the process of selling. You may
have to tidy on a daily basis until your
house is sold. Having your house in such
a perfect state can make living in your
home uncomfortable. Just remember, this
is only temporary so try keep in mind
that you are doing it to make your home
more appealing to prospective buyers,
which could mean more money in your
pocket!
Preparing your house is
a very critical step in having it sold for the
best possible price. Please contact Julie for a
