Whether you are upsizing or downsizing, relocating to a new city or just down the street, moving can be a stressful and expensive experience.
Selling your home can be costly, and many "For Sale by Owner" companies, or FSBOs (pronounced fiz-boes) for short, have sprung up to provide a low-cost alternative to the traditional method of using a registered real estate agent. For a fee, FSBOs provide you with For Sale and Open House signs and list your home on their own website. Others advertise a 1% commission and charge an additional fee to be listed on the Multiple Listing Service (MLS). Remember that the buying agent must be paid by you too, so the advertised flat rate or 1% commission can actually end up being 3.5%+ to put your home on the market privately.

These programs offer a cheap way to sell your home if everything goes just right, but your home may stay on the market longer and you may end up selling at a lower price than what you deserve. It can also be troublesome if you have already bought your new home and are still paying the mortgage on your current home until it sells. This can cost you thousands and thousands of dollars!

Your time is very valuable. With FSBOs, you hold the open houses yourself, find and hire a photographer, and maybe even a home stager, and you even have to do all the paperwork on your own! You may also lose potential buyers because if they would like to view your house during the day while you are at work and you cannot accommodate a viewing appointment, they will likely end-up buying a property that is similar to yours.
